'Cut Above' is comprised of 2,387 acres, being sold as 7 parcels with an option to purchase the entire assemblage en bloc. A true trailblazer with a forward-thinking approach to farming, the current owner took the lead decades ago with zero-till farming and state-of-the-art air seeders. Fast forward to 2024, and 'Cut Above' is ready for the next chapter of farming. The open, mile-long fields are perfectly set-up to accommodate autonomous tractors, drone sprayers, and whatever comes next in the landscape of ever-improving agronomics. As the future of agriculture continues to change, what will never change is the importance of good land as a foundation for successful grain farming. Full combine hoppers in the fall still pay the bills, and this farm is known to be a cut above the norm.

Parcel 1 offers 319 acres of wide-open farmland from the north to the south. This half-section was planted with 319 acres of mustard in 2023; there are no wasted acres on this prime Parcel of farmland. The mature yard site is located along the southern boundary, and if purchased in combination with Parcels 2 and 3, would make a 951-acre contiguous block.

The yard site includes a turn-of-the-century farmhouse, with a hip roof barn and a 40’ x 80’ steel Quonset. There is excellent access from the RM road that forms the southern boundary. With 60,000 bushels of storage, this grain handling system is set up right. It includes a Hutchinson grain pump, bin sweeps, steel floors, processing buildings, load bin, and custom top ladder access; all contributing to a turn-key operation.

Parcel 2 is comprised of 317 acres and the western boundary abuts Parcel 1, providing a sizable contiguous block with ease of access to the grain handling system if purchased together. This half-section was planted with 265 acres of mustard in 2023, and the coulee portion is great for pasture as there is a spring that has never been dry. The RM road that runs the full length of the western boundary includes an approach into the north side of the coulee, and an access point to the pasture acres. Not only is the SW portion incredibly scenic, but the coulee is also sure to provide a home for some big, mule deer.

Parcel 3 consists of 316 acres, with 280 acres planted in mustard in 2023. There are also 40 acres of hay land. The RM road runs the full mile along the western boundary of Parcel 3.

Parcel 4 is comprised of 318 wide-open acres, all of which were planted in mustard in 2023. The RM road creates a natural border on the western and southern perimeters. This half-section boasts great topography that will facilitate early seeding in the spring; it slopes towards the east and shares a mile-long border with Parcel 5.

Parcel 5 is made up of 319 acres, 290 of which are arable and were planted with alfalfa in 2023. With a high water table that flows ideally from the west to the east, this Parcel is known to produce great hay crops as well. The RM roads on the southern and eastern perimeters sit lower in spots, but Parcel 5 is known just as well for producing great alfalfa crops. If purchased together, Parcels 4 and 5 will make a nice, full section for the new owners.

Parcel 6 consists of 160 acres, 140 of which were planted in Durham in 2023. Parcel 6 is the most westerly Parcel of the assemblage, and is a great, open quarter with RM road access on the southern and western sides.
