Starting January 24, 2025 to tender close, Tenders will be opened as they are received. Bidders that have submitted tenders will be advised of the highest bid and be given a chance to increase their bid - Increase to a bid must be a minimum of $10,000. Any increase bid to a tender must be in writing submitted by email to address on tender bid form.
Seller reserves the right to accept or reject any or all tenders regardless of the number of tenders received. All qualified tenders will be accepted or rejected by the Seller within two (2) business days of closing date January 31, 2025
Successful bidder pays balance to their lawyer on or before completion date - March 31, 2025.
Successful Tender bidder will be required to sign purchase contract and provide deposit by bank draft for $20,000 payable to Moore’s Realty Ltd within 24 hours of acceptance of Tender.
Any applicable GST is not included in Bid Price

New leaseholders must be Canadian citizens over 18 years and must use the land to graze their own cattle or horses. They cannot re-assign the lease to another party for at least 3 years.

there are 5 wire fences on perimeter on north, east and south sides. The west perimeter fence is only 4 wire.
that Assignment of GRL 40654 to be completed by March 31, 2025 is approximate date only. It may take longer to complete the assignment. Buyer cannot put livestock onto lease until assignment is complete but the Assignor (Seller) may request approval from the department to allow the assignee graze their lease with their livestock if all assignment paperwork and fees have been submitted and lease is in good standing. Assignor still holds all responsibility of the lease till the assignment is completed.
